Buyer Protection and Single Agency Representation - Buyer's Broker Agreement

Buyer(s) grant Robert Kuzmicz, Max Kuzmicz and Robert Williams at Charles Rutenberg Realty the exclusive right to work with and assist Buyer in locating and negotiating the acquisition of suitable real property as defined in this Agreement.

Buyer is interested in acquiring real property as follows, or as otherwise acceptable to Buyer:

Additional - Assist buyers locating acceptable property management for the unit.
1- We will continually search the Tampa Bay MLS database and other sources for all properties that meet your criteria and send them to you for review. We'll research and call for rental histories and other information on all properties that Buyer inquires about. We'll arrange for showings of properties with you. You'll notify us of any other properties you locate that meet your criteria, including for sale by owner properties. If you have contact with a Seller or their Agents, you agree not to reveal any information that could hinder future negotiations and notify them that you have a Buyer's Agent Representing you.

2- We will consult with you in confidence on all strategies regarding pricing, financing terms, closing costs, possession date and other negotiable items. We will prepare and present any and all offers and negotiate on your behalf. We will assist your search for professional services such as; appraisals, inspections, property management, home warranty, etc.

3- Buyer understands that even though Broker is compensated by a seller thru the MLS agreement, such compensation does not compromise our loyalty and duties to You. Your sole obligation is to make any real estate purchase offer through Charles Rutenberg Realty, However, buyer is not obligated to purchase any real estate.
